Why it fails inspection

What agents check at the final inspection

Scuffed walls and unpatched holes are what agents flag first. Painting over them properly — not just dabbing a patch — is what actually gets signed off.

Nail and screw holes

From hung frames and shelves.

Filled, sanded and sealed before paint goes on.

Scuff marks

Behind doors and along hallways.

Repainted, not dabbed.

Blu-tack stains

And other marks on paintwork.

Cleaned and recoated.

Mismatched touch-ups

Left by a previous tenant.

Colour-matched to the original — no mismatched patches.

Cracked cornices and dented gyprock

Damage under the paint.

Patched and set before painting.

Walls, trims and patch-and-paint work before handover or move-in.

$360

Half day, up to 4 hours

$95

Add-on: wall patch + paint touch-up

For a single wall that needs patching and a touch-up.

$120

Questions

End of lease painting questions

How is end of lease painting priced?

Painting is priced per room, from $350. A 2-bed apartment is normally 4 rooms (2 bedrooms, living and hallway). Send photos and we confirm the exact number before anything starts.

Can you quote from photos?

Yes. Send photos of your walls on WhatsApp and we price the job from them — no site visit needed to get a number.

What if the agent flags something after the job?

If the agent flags something in the agreed scope, we come back and fix it.

Can other repairs be done in the same visit?

Yes. We're painters first; gyprock and plaster repair, tile and grout fixes and small repairs are work we add to the same booking, so you're not chasing three trades before an inspection.
